I offer staging solutions for every budget and can tailor my services to do as little or as much as you want. My staging consultations allow you to implement my recommendations yourself while my Full or Partial Staging services enable you to relax and let me as a professional stager present your home in its best light.
Basic staging consultation
I walk through your home with you and evaluate the curb appeal, interior and back yard of your property. While you take notes, I make recommendations to help you prepare your home for sale, including cleaning, repairs, updating, packing, and furniture arrangement, and you do the work yourself. Payment is due at the end of the consultation.

Advanced staging consultation with report
The consultation is a 2-3 hour comprehensive review of the home. I walk through each room with you to determine what needs to be addressed to prepare the home for sale. I take notes and prepare a comprehensive room-by-room report (15 to 50 pages long depending on how much needs to be done) once I am back in my office. Payment is due at the end of the consultation.
Within a day or two, I will meet you again at your house to go through the report with you. It will include recommendations for cleaning, decluttering, repairing, painting or updating the home to implement yourself as well as:
- A list of improvements that result in the greatest return on investment
- Tips for décor, accessories and curb appeal improvements that are the most appealing to buyers
- The top 5 staging priorities
- A list of external contractors

After reading the report you may also decide to hire me for partial or full staging. In that case, I will prepare and send you a proposal based on your needs and budget.
Full & Partial Staging
The staging process for Full and Partial Staging starts with a complimentary quick tour of the property to determine how much staging will be required. I will take photos and measurements, and draw a quick floor plan if none is available. I will then prepare a time and cost estimate within 24-48 hours and return to your house to go through it with you.
If we move forward, I will require payment of the estimate by debit card, credit card or cash. I will provide a comprehensive plan explaining how the house needs to be prepared prior to the staging day and we will schedule the date for the staging day. This may include packing, cleaning, repairing, or replacing items. I will also provide a list of external contractors and coordinate the paperwork and delivery of rental furniture if we need any.
On the agreed upon date, I will stage the exterior and interior of your property using existing or rental furniture and accessories. Each room is analyzed to create flow and balance. Based on your budget requirements, I provide this service for select rooms (Partial Staging) or all rooms (Full Staging). Improvement of your curb appeal is included in both packages.
If furniture is being rented, it will be delivered on that date and I will be present to coordinate its proper setup. includes furniture layout, setup and repositioning, rearrangement of accessories, placement of rented home décor and vignettes, and creating a warm and inviting atmosphere with lighting, artwork, and plants. I may also pack additional items and pieces of furniture to improve the appeal and flow of your house. At the end of the staging day, my final invoice will be due. Depending on the actual work done, there will either be a difference to be paid by you or refunded by me.
Once your home is sold, I will arrange pick-up of the rented furniture by the furniture rental company and we will schedule a date for me to pick up the rented accessories from your property.
The rate for this type of staging depends on the size of the house, the floor plan, the amount of decluttering and staging to be done (if additional furniture or accessories are needed), how much needs to be done to improve the curb appeal. An investment estimate will be provided after the initial quick tour.
